Roof checks before winter: what you can note from ground level

A ground-level observation list for roof and gutter concerns, with clear limits on what a homeowner can establish without an inspection.

Make a record, not a diagnosis

A seasonal look from a safe ground position can help you describe a concern, but it is not a roof inspection. You may notice a visible change or overflowing gutter without being able to identify the cause. If there is an active leak or a potentially unsafe loose component, seek appropriate professional advice rather than waiting for a routine cleaning appointment.

Use an existing photograph for comparison if you have one. Keep notes of where the issue appears and what the weather was doing. A dated observation is often more useful than an assumption about what caused it.

What to look for safely

Without climbing or leaning from windows, note:

  • New debris or tile fragments on the ground.
  • An obviously displaced covering or hanging gutter component.
  • Water overflowing at a particular point during rain.
  • Debris visibly collecting around accessible gutters or outlets.
  • A change you can see indoors, such as a new water mark.

Do not approach a visibly unsafe area to get a closer photograph. Some conditions cannot be assessed from the ground, and the absence of a visible problem does not prove that the roof is sound.

Decide which trade or task comes first

A possible defect needs assessment as a defect. Roof cleaning is not a substitute for repairing a slipped tile, failed flashing or damaged drainage component. If several issues are present, ask whether repairs need to happen before any cosmetic or maintenance work.

Moss alone is not proof of winter damage. Avoid deciding that every roof needs an annual clean because of the season. The useful question is whether there is a specific problem and what proportionate action addresses it.

Plan work around the conditions

If cleaning is appropriate, discuss weather postponements, safe access and any product-specific requirements. A booking date should not override the conditions needed for the job. Keep paths and access arrangements as agreed, and ask who will contact you if the appointment changes.
