Define the problem and the building
A commercial enquiry needs to describe more than a roof area. Explain the building's use, the reason for considering cleaning and any known defects. Include the postcode, approximate building information already held on file, and the person authorised to discuss the work.
Share existing roof records, previous reports and known material information where available. Do not send someone onto the roof to collect measurements or photographs for an initial quotation. If the covering is uncertain, make that uncertainty explicit.
Identify the people and operations affected
Explain whether the site will be occupied, which entrances and routes must remain available, and whether there are delivery or parking restrictions. Ask how any exclusion area would be managed and how changes will be communicated to the people using the building.
HSE says contractors working on business premises should cooperate with the client on arrangements for fragile-surface work. Responsibility is not resolved by simply handing over keys or booking an out-of-hours slot. The proposed task and site conditions need a coordinated plan.
Build the scope around real constraints
Prepare information about:
- Rooflights and other potentially fragile areas.
- Solar equipment, plant, services and sensitive installations.
- Available access routes and suitable working space.
- Known leaks, prior repairs and roof warranty information.
- Drainage plans, collection systems and nearby sensitive areas.
- Required approvals, communication routes and working windows.
If water or treatment is proposed, ask how runoff will be controlled. A surface-water drain is not a disposal route for contaminated washwater. Relevant controls should be established before the method and programme are agreed.
Ask for an assessment before a fixed programme
The first response may need to be an assessment or a request for more information. Not every roof or task will be suitable for the same contractor, method or access equipment. Do not take a general service-area page as confirmation of specialist capability for every commercial covering.
For a Chorley commercial enquiry, contact Just Clean Roofs with the building details and constraints. We can discuss the proposed requirement and whether it falls within a suitable scope. Keep cleaning, roofing repairs and any other specialist work clearly identified in the agreement.
